Terms & Conditions

A Legal Disclaimer

We offer local and national house removals, furniture moving, emergency moves, and related services as agreed upon in the quotation or booking confirmation.

  • All quotes are valid for 3 days unless otherwise stated.

  • Quotations are based on the information provided by you. Additional charges may apply if the move involves extra labour, waiting time, stairs not previously disclosed, difficult access, or extra mileage.

  • A booking is confirmed only upon receipt of a deposit or written agreement (email or signed form).

Terms & Conditions - The Basics

  • You may cancel or reschedule your booking with at least 48 hours' notice without penalty.

  • Cancellations made less than 48 hours before the scheduled move may incur a fee up to 50% of the quoted cost.

  • If we arrive on site and are unable to carry out the removal due to customer fault (e.g., property not ready, access blocked),  a call-out fee may apply.

  • We provide Goods in Transit Insurance up to £50,000 per vehicle load.

  • This covers loss or damage due to our negligence, vehicle accidents, or fire during transit.

  • Exclusions include:

    • Owner-packed goods unless proven to be due to our negligence.

    • Cash, jewellery, documents, perishable or hazardous items.

    • Pre-existing damage or poor packing (if not done by us).

  • Additional insurance cover can be arranged upon request at your expense.

You are responsible for:

  • Ensuring that all goods are correctly and securely packed (unless we are providing packing).

  • Notifying us of any items of high value, fragility, or special handling requirements.

  • Making sure that all furniture are emptied prior of loading (we are not responsible for any loss or damages).

  • Ensuring suitable access and parking arrangements at both locations.

  • Checking that nothing is left behind at the collection address.

We will not be held liable for delays caused by circumstances beyond our control,

including but not limited to: traffic, weather, mechanical breakdown, road closures,

or third-party interference (KeyChain House)

  • Any claim for loss or damage must be reported to us in writing within 48 hours of delivery.

  • Claims must be supported with photos and descriptions.

  • Our liability is limited to repair, replacement, or compensation (not exceeding the item’s value or insurance limit).

  • Full payment is due upon completion of the move unless otherwise agreed.

  • We accept cash, bank transfer, or card payment.

  • Late payments may incur interest or administrative charges.

We reserve the right to refuse or cease a job if:

  • The site is unsafe.

  • You are abusive or under the influence.

  • Illegal or hazardous goods are discovered.

These Terms & Conditions are governed by the laws of England and Wales.

Any disputes will be subject to the exclusive jurisdiction of the UK courts.
